Project Plan Submittal Review Guidelines

Fire Plan Reviews

Fire plan reviews are required for: 

  • New Construction 
  • Commercial Construction- tenant improvements, change of occupancy use 
  • Residential Construction- remodels, additions, landscape modifications, conversions or change of uses
  • Design Review Applications 
  • Fire protection systems- New systems or modifications to existing systems 
    • Fire protection systems include, but are not limited to, automatic fire sprinkler systems, fire alarm systems, hood and duct (ANSUL) systems, smoke management systems, fire hydrants (public or private), fire lines, and/or smoke management systems. 
  • Vegetation Management Plans (VMPs)
  • Alternative Energy Systems- New systems or modifications to existing systems
    • Alternative energy systems include, but are not limited to,  back up generators, photovoltaic systems, and/or energy storage systems. 
  • Tent structures in excess of 700 sf
  • Large special events or gatherings that require road closures

 

Construction Plan Review 

For both residential and commercial construction, please submit your plans directly to the community development department for your jurisdiction. Plans are then routed directly from the building or planning department to the Fire District for review.  

The plans are logged in order of when received. While the turnaround times can vary, we strive for a 10 business day turnaround from the time the plans are received. An invoice will be sent to the applicant on record when the plans are logged for review. The invoice must be paid in order to have your permit issued. 

 

Deferred Submittals and Fire Protection Systems 

If a permit approval required deferred submittals (such as fire sprinklers, a VMP,  or other systems) or a fire protection system is being installed or altered independently from a building permit, the submittal will be provided directly to the Fire District for review and approval. 

Prior to submitting your application, please make sure you have reviewed the Tiburon Fire Standards and Ordinance to make sure your project is compliant with local requirements. 

Please complete the TFPD Permit Application and email your application, plans, calculations, and/or specification sheets to plansubmittal@tiburonfire.gov. 

Automatic fire sprinkler plans, alarm system plans and engineered automatic extinguishing system plans shall be stamped and signed by the appropriate designer/engineer.

The plans must be approved before the work can start. Failure to comply shall result in citation and reporting to the CSLB.
